San Antonio Housing Market Update: June 2026

Home Prices Hold Steady as San Antonio Buyers Gain More Leverage

The San Antonio housing market remained relatively stable in June 2026, but sellers are facing more competition as housing inventory continues to grow.

Home prices held fairly steady across several major data sources, while SABOR reported a noticeable increase in its median sales price. Homes also continued to sell, but buyers have more choices and more negotiating power than they did a few years ago.

For homeowners who need to sell but are struggling because of mortgage rates, repairs, low equity, or a property that simply is not selling, there are also alternatives to a traditional listing. San Antonio Home Prices: Mostly Stable

Home prices were generally steady in June, although SABOR reported a significant increase in its median price.

  • SABOR: $329,730, up from $314,000
  • Redfin: June data unavailable

Realtor.com and Zillow showed almost no month-over-month movement. Realtor.com has remained near $325,000 for three consecutive months, while Zillow has stayed close to $251,000.

SABOR told a different story, reporting a median sales price increase of approximately 5% from May and more than 7% since April.

My Take

The broader trend still points toward price stability rather than rapid appreciation.

The increase in SABOR’s median price is encouraging, but one month does not necessarily mean the entire San Antonio housing market has suddenly moved higher. The mix of homes being sold can have a significant impact on the median price.

My friend Theresa Wernette, an escrow officer with Texas Title Assurance, told me that some of the busiest parts of her business recently have involved investors and higher-priced homes, particularly properties around the $1 million range. That observation lines up with the SABOR numbers showing the median sales price moving higher.

The more important story is that San Antonio home prices are holding up despite elevated mortgage rates and growing inventory.

Buyers remain payment-sensitive, but we are not seeing signs of a broad housing-price collapse.

Sellers still need to be realistic. Buyers have options, and overpriced homes are likely to sit longer or eventually require price reductions.

Days on Market: San Antonio Homes Are Still Taking Time to Sell

Days-on-market numbers were mixed in June, although the three-month trend showed some improvement.

  • Redfin: 73 days, down from 98 days in May
  • Realtor.com: 61 days, up from 57 days
  • Zillow: 34 days, unchanged from May and down from 42 days in April
  • SABOR: 77 days, down from 83 days in May and 87 days in April

SABOR has now reported three consecutive months of improvement, with days on market declining from 87 days in April to 77 days in June.

Zillow also remains well below its April level, although there was no additional improvement between May and June.

Realtor.com moved in the opposite direction, rising from 53 days in April to 57 days in May and 61 days in June.

My Take

There is no single answer across all of the data sources, but properly priced homes are still selling.

The challenge is that buyers can afford to be selective.

Condition, location, presentation, and especially price matter.

For homeowners who cannot afford to wait months for a traditional sale, selling directly to a local home buyer may be worth considering.

Listing performance improved modestly during June.

  • Zillow homes selling below asking price: 58.4%
  • Zillow sale price as a percentage of list price: 98.7%
  • SABOR close-to-original-list ratio: 93.8%

One of the more encouraging trends came from Zillow.

In April, 64.1% of homes sold below asking price. That declined to 61% in May and 58.4% in June.

Zillow’s average sale-to-list percentage also increased for the third consecutive month, rising from 98.1% in April to 98.7% in June.

My Take

Sellers gained a little ground in June, but buyers still hold meaningful negotiating power.

Nearly six out of ten homes tracked by Zillow sold below asking price.

That is an improvement from April, but it remains a reminder that homeowners cannot simply pick a price and expect buyers to accept it.

Homes priced close to market value are in a much better position than sellers who start high and plan to negotiate later.

San Antonio Home Sales Remain Active

SABOR reported 3,479 home sales in June.

That was down from 3,637 sales in May, a decrease of approximately 4%. However, June was still considerably stronger than April, when 3,135 homes sold.

My Take

The month-over-month decline is worth watching, but it does not necessarily mean demand is disappearing.

May was particularly strong, and June still produced roughly 11% more home sales than April.

The San Antonio housing market is moving.

It just is not moving evenly across every neighborhood, condition, or price range.

San Antonio Housing Inventory Continues to Rise

Inventory remains one of the most important trends for homeowners considering selling a house in San Antonio.

Active Listings

  • SABOR: 17,409, up from 17,211 in May
  • Zillow: 8,258, up from 8,015
  • Realtor.com: 14,140, up from 13,467

During the past three months:

  • SABOR inventory increased from 16,847 to 17,409 homes
  • Zillow inventory increased from 7,695 to 8,258
  • Realtor.com listings increased from 13,029 to 14,140

SABOR’s months of inventory remained relatively stable at 6.13 months.

My Take

Inventory remains the biggest challenge for sellers and one of the biggest advantages for buyers.

Buyers have more houses to choose from, more time to compare properties, and more opportunities to negotiate price, repairs, closing costs, or other concessions.

For sellers, pricing and property condition remain critical.

An average house with an above-average asking price is going to have a difficult time competing.

This is also where alternative ways of selling become more valuable.

A homeowner with little equity, a low-interest mortgage, significant repairs, foreclosure concerns, or a property that has been sitting on the market may not be best served by simply reducing the price repeatedly.

Mortgage Rates Continue to Affect San Antonio Homeowners

The average 30-year mortgage rate increased to 6.58% in June, compared with 6.49% in May.

My Take

Mortgage rates continue to limit affordability.

For sellers, there is another side to the story.

Many homeowners purchased or refinanced when mortgage rates were considerably lower than today’s rates. Those low-rate mortgages can sometimes create opportunities for a different type of home sale.

Rental inventory has increased steadily during the past three months, moving from 4,325 active SABOR rental listings in April to 4,642 in June.

Rents, however, have remained relatively stable.

My Take

The rental market appears to be stabilizing rather than accelerating.

Landlords have more competition for tenants, which should limit how aggressively rents can increase.

At the same time, rents are not falling dramatically, suggesting demand remains strong enough to absorb much of the available rental inventory.

Apartment construction has also slowed from the previous building boom, which could eventually support stronger rental growth.

For now, landlords should remain realistic about pricing and expect tenants to compare several properties before making a decision.

What I Expect From the San Antonio Housing Market During the Rest of 2026

The San Antonio housing market appears to be settling into a period of slow and uneven stabilization.

Prices are holding relatively steady, homes are selling, and listing performance has improved modestly.

At the same time, inventory continues to grow, mortgage rates remain elevated, and buyers still have plenty of choices.

I expect the second half of 2026 to remain active but competitive.

Well-priced homes in good condition should continue to sell.

Overpriced properties or homes requiring significant repairs may sit longer, require price reductions, or need seller concessions to get a deal done.

I do not expect another housing boom, but I also do not see evidence of a major crash.

The more likely outcome is a market that continues moving sideways, with modest changes in prices and activity from month to month.

How’s HomeHelpSA Doing?

It was another busy month, with activity on just about every front of the business.

The biggest news was the successful sale of our Shire Oak property. We decided to sell it as-is rather than invest in additional renovations, and that decision paid off. The property sold for a good profit, and we are very pleased with the outcome.

The one sour note continues to be the roofing contractor who failed to perform after taking a $5,000 deposit. We have now filed a claim in small claims court to recover our money. It is an unfortunate situation, but we are hopeful the legal process will bring it to a fair resolution.

On the rental side, our new fully furnished rental is coming along nicely, and we expect to have it ready soon.

Our duplex tenant has moved out, and we are making improvements to the property before bringing in the next tenant.

We also completed a major transition at our former room-rental house. After concerns were raised by the HOA, we moved the tenants out and changed our strategy. The property is becoming a fully furnished rental, and we already have our first tenant lined up.

Overall, our portfolio remains healthy, occupancy is strong, and we continue to focus on disciplined, long-term decisions.
